Living in Nepean

Nepean is not one neighbourhood — it is a large former city that became part of Ottawa through amalgamation, and today it spans a wide collection of communities across the city's west and south: Bells Corners, Centrepointe, Merivale, Barrhaven and more. When people say they live in "Nepean," they usually mean one of those pockets, and the pockets differ a lot from each other.

That is the key to understanding Nepean. It is less a single place with a single feel and more a big, established part of Ottawa where you can find almost every style of suburban life: older bungalows on treed lots, 1970s and 80s subdivisions, newer Barrhaven builds, and everything in between.

Who it's a good fit for

Nepean suits buyers who want choice and established infrastructure: a wide range of housing, mature neighbourhoods, shopping along Merivale Road, and good road and transit connections to downtown and Kanata. It suits families who want an established suburb with schools and parks nearby, and buyers who want an older home with a bigger lot without going rural.

It is less suited to buyers who want a small village feel or a brand-new subdivision — though both exist inside Nepean's borders, they are not the area's defining character.

Housing

Housing in Nepean is some of the most varied in Ottawa. Older pockets like Bells Corners and Centrepointe offer bungalows and two-storeys from the 1960s through the 1980s, often on larger, treed lots. Later subdivisions add semis, townhomes and newer singles, and Barrhaven — inside Nepean's former boundaries — adds the newest stock. Because the range is so wide, condition, lot size and style vary enormously from street to street. Compare homes of similar age and pocket rather than averaging across all of Nepean.

Schools

Nepean is served by a mix of English and French, public and Catholic schools, with elementary and secondary options across its communities. School boundaries change, and assignments depend on your exact address — confirm the current assignment for any home you are considering with the school board's school locator before you write an offer.

Parks & outdoor life

Nepean's parks reflect its size: neighbourhood parks, sports fields, splash pads and pathways spread across its communities, from Bells Corners to Barrhaven. The Central Experimental Farm's paths and green space sit near Nepean's eastern edge, and the Rideau River corridor offers longer walks and rides. Most pockets have a park within easy reach, and the larger sports facilities serve the whole area.

Amenities & day-to-day life

Merivale Road is Nepean's commercial spine: big-box shopping, grocery, restaurants and services stretching along it, with smaller plazas tucked into the residential pockets. Barrhaven's shopping districts add to the mix, and the area has a full range of medical, dental and professional services. For most households, daily life — school, grocery, activities, appointments — happens inside Nepean.

Getting around

Nepean is well connected. OC Transpo bus service runs throughout, and O-Train Line 1 serves the area at Baseline station. By car, the 417, Merivale Road and Woodroffe Avenue connect Nepean to downtown, Kanata and the south end. Commutes vary by time of day — test the drive at rush hour from any home you are seriously considering before you commit.

A local's take

We don't live in Nepean, but we work across it constantly, and the advice we give buyers is this: don't shop "Nepean" — shop a pocket. Bells Corners, Centrepointe, Merivale, Barrhaven: each has its own housing stock, its own feel, its own trade-offs. The right way to use this guide is to narrow down to two or three pockets that fit your budget and your daily life, then tour them in person. Nepean's strength is that it probably contains the pocket you're looking for — the work is figuring out which one it is.
