Living in Kanata
Ottawa's west-end hub — tech employment, trails, and suburbs where people live, work and play.
Kanata is Ottawa's west-end hub — a large former city, now part of Ottawa, built around the tech employment area and grown into a full-scale suburb with its own shopping, sports, schools and trail networks. It is the part of Ottawa where a lot of people both live and work, and it shows: the community has a self-contained feel, with jobs, shopping and daily life all in one place.
Kanata is big enough to have distinct pockets. Older neighbourhoods like Beaverbrook feel established, with mature trees and winding streets. Newer areas like Morgan's Grant and Kanata South feel more planned, with pathways and parks built in. The common thread is a practical, family-oriented suburb with more going on than most people expect.
Who it's a good fit for
Kanata suits people who want jobs, shopping, schools and trails all nearby — especially anyone working in the tech sector, who may find the commute is the shortest in the city. It suits families who want housing choice and established amenities, and buyers who want a suburb with its own identity rather than a bedroom community.
It is less suited to buyers who want a small village, a walkable urban core, or a rural property — Kanata is a suburb, and it owns that.
Housing
Kanata offers a wide range of housing: townhomes, semis, single-detached homes and condos, across several decades of build years. Older pockets offer established lots and mature trees; newer pockets offer modern layouts and turnkey finishes. Because the housing stock spans so many years and styles, condition varies widely — a home inspection is essential, and it is worth comparing homes of similar age and pocket rather than across all of Kanata.
Schools
Kanata is served by a mix of English and French, public and Catholic schools, with elementary and secondary options across the community. School boundaries change, and assignments depend on your exact address — confirm the current assignment for any home you are considering with the school board's school locator before you write an offer.
Parks & outdoor life
Kanata's trail and park network is one of its best features. Beaver Pond and the surrounding paths, the South March Highlands, and the trail networks on the community's edges offer walking, running, cycling and nature close to home. Parks, sports fields and pathways are spread through the residential pockets, and the Carp Hills trails sit just beyond the western edge for bigger outings.
Amenities & day-to-day life
Kanata Centrum and the surrounding shopping districts offer big-box stores, grocery, restaurants and services, and smaller plazas are scattered through the residential areas. The Canadian Tire Centre hosts hockey and major events. There are sports facilities, community programming and a full range of medical, dental and professional services in the community. For most households, daily life happens inside Kanata.
Getting around
Most households in Kanata drive, and the community is well connected by road via the 417, March Road and Terry Fox Drive. OC Transpo bus service runs through the community. Commutes vary by time of day and by pocket — test the drive at rush hour from any home you are seriously considering before you commit. For people who work in the Kanata tech area, the local commute can be one of the shortest in the city.
A local's take
We don't live in Kanata, but we work here constantly — including helping first-time buyers find homes here on a realistic budget, which is one of the questions we get asked most. The advice we give is the same as for Barrhaven: don't judge Kanata by one street. Beaverbrook and Morgan's Grant are different worlds. Tour two or three pockets, walk the trails, and pay attention to which daily life feels right. And if you are moving here for a tech job, start with the pockets closest to work — the lifestyle payoff is real.
